Can’t find your water leak? How specialist tracing helps

A high bill, falling boiler pressure or recurring damp can signal a concealed problem. Learn how an investigation moves from the symptom to a repair plan.

You can book an investigation without knowing the source

“I can’t find my leak” is a useful description of the problem, not a reason to delay asking for specialist help. A hidden pipe may lose water beneath a floor, inside a wall or underground without leaving an obvious puddle. The purpose of leak detection is to investigate that uncertainty. You do not need to expose a pipe, choose a detection tool or complete technical tests before booking. Track N Fix starts with the affected water system and the symptoms, then chooses appropriate checks.

The symptom is the starting point

Unexpected water consumption may involve an incoming supply or internal use. Repeated boiler pressure loss concerns the heating system and can have causes other than a concealed pipe leak. A damp ceiling may reflect water travelling from another room or dwelling. Those observations should not all lead to the same test. An engineer considers the relevant plumbing and accessible evidence before narrowing the investigation. Earlier findings, if available, can help explain what has already been established; they are not a requirement to diagnose the problem yourself.

Why the wettest place is not always the repair location

Water can follow a pipe route, pass through floor layers or spread along building materials before it becomes visible. The biggest stain can therefore be some distance from the fault. Specialist tracing helps assess where the evidence supports an opening. This is particularly useful where access would involve a finished floor, wall or driveway. Non-invasive investigation does not promise that nothing will be opened: a concealed pipe usually needs physical access before the plumbing can be repaired.

What different detection methods contribute

Suitable pressure checks can help identify a section losing water. Acoustic equipment can help compare leak-related sound on appropriate pressurised pipework. Tracer gas may help investigate a suitable isolated circuit, while thermal imaging records surface temperature patterns that are interpreted with the other findings. Moisture assessment adds information about the affected area. No single reading is automatically proof of the exact source. The engineer chooses methods for the conditions and explains what the combined evidence supports.

From an investigation to the plumbing repair

Once the source has been traced, the proposed access is explained. The work can then move through the required opening or excavation, plumbing repair, suitable testing and a written report. Track N Fix’s £1,250 residential package includes those stages, parts and materials, and a 12-month workmanship warranty. A £100 booking deposit is deducted from the total, leaving £1,150. Decorative and remedial reinstatement is excluded, and commercial work is quoted separately. Finding the pipe problem and restoring the surrounding finish are distinct parts of the overall project.

When the findings point somewhere else

Not every damp patch or pressure change proves a hidden plumbing leak. The useful result is an evidence-based explanation and an appropriate next step. If the findings point towards a boiler component, a building-fabric issue or another cause, that needs to be distinguished from concealed pipe repair. A clear investigation should describe its findings and limits rather than promise a particular answer before the system has been assessed.
