The total covers investigation and diagnosis, appropriate specialist detection methods, tracing the source, access or excavation where needed, the plumbing repair, parts and materials, post-repair testing and a Trace & Access report.
The plumbing repair includes a 12-month workmanship warranty. £1,250 is the total price, including any applicable tax. We do not add hourly charges because an agreed residential job takes longer.

Decorative and remedial reinstatement is excluded: tiling, flooring, plastering, painting, decorating, cabinetry and other restoration of finishes after access. We discuss the likely access before work begins so you can plan these separately.

We first confirm the job and appointment. You then receive a payment link for the £100 booking deposit, which is deducted from the £1,250 total. Sending an enquiry does not take a payment or reserve an appointment.

Business premises and commercial instructions receive a separate quotation. Site access, system layout and the scope of the work are discussed before a price is agreed.

What does the £1,250 price include?
The residential package includes leak investigation, detection, tracing, access or excavation where needed, the plumbing repair, parts and materials, testing and a Trace & Access report. The total includes any applicable tax. Decorative and remedial reinstatement is excluded. Commercial work is quoted separately.
Do you repair the leak as well as find it?
Yes. The residential package takes the job from investigation through access and plumbing repair to testing. We explain the proposed access before work starts. Finishing work such as plastering, tiling, flooring and decorating is separate.
How does the £100 deposit work?
We first confirm the job and appointment. A £100 booking deposit is then requested by payment link and deducted from the total, leaving £1,150. An enquiry alone does not confirm an appointment or take a payment.
Can you find a leak without lifting the whole floor?
Detection methods help narrow the investigation before access is made. Thermal imaging, acoustic equipment, tracer gas and moisture readings can provide useful evidence. Some opening or excavation may still be needed to confirm and repair the source.
Can I use the report for an insurance claim?
You can send the Trace & Access report to your insurer. Whether investigation, access, repair or reinstatement is covered depends on your policy and the insurer’s decision. Ask about approval requirements before work begins.
