Record when water appears
Tell us whether the damage follows a bath, shower, basin use or happens continuously. Include the room below and any neighbouring space. Photos and a simple timeline are more useful than assuming the fitting nearest the stain is responsible.
Arrange access to the relevant spaces
Where safe, keep existing access panels and nearby cupboards reachable. In a flat, speak with the landlord or managing agent about access above and below. Do not remove damaged ceilings or dismantle fixtures just to prepare.
Let findings guide the repair
An intermittent water path and a leaking pressurised supply may require different checks. The investigator considers accessible fittings, timing and suitable tests before recommending access. Decorative restoration is separate from the plumbing repair, and other building work may need a different specialist.
