The wettest spot may be misleading
Water can move through the floor construction before becoming visible. A patch of damp, lifting finish or unusual warmth identifies an area to investigate, but it may not sit directly over the pipe defect. The pipe layout and system behaviour matter as much as the visible symptom.
Build evidence before access
Depending on the circuit and access, an investigation may combine pressure checks, acoustic listening, tracer gas and surface temperature assessment. Each method answers a different question. The engineer interprets those results together before explaining a proposed opening.
Plan for the finish afterwards
Tell us whether the floor is tiled, timber, vinyl or another finish, and whether it contains wet underfloor heating. Keep any installation drawings. The residential package includes access and the plumbing repair, but floor reconstruction, screed finishing, flooring and decorative reinstatement need separate arrangements.
